Oral lease automatically renews after September 1st. So if you had an oral agreement, and there was no notice of termination by September 1st, I'd say you would have a legal argument. BUT I'm not a lawyer so maybe call one and ask or maybe there is a way to look it up on the state government website to make sure that's how it works. Being it's only 35 acres I probably wouldn't lose much sleep over it.
